Pyatok Architects, with Intrawest as client developer, won a design competition sponsored by the City of Bellevue for 250 rental units; 30% are affordable to families with incomes below 80% of the region's median household income. Included is a day care program for 100 children, a community center, and a network of open spaces which link the surrounding neighborhood with the adjacent City Botanical gardens. Senior housing is also incorporated within the community. Careful planning of parking and building location permitted the preservation of existing trees and other landscape features, including a wetland.
