Coliseum Gardens

This master plan is being carried out under the HOPE VI housing development program in coordination with the Oakland Housing Authority's goals for re-development of the existing Coliseum Gardens housing area. The Pyatok Architects' Plan being used was selected through the process of a developer proposal competition.

This Plan provides for construction of 415 new affordable rental apartment units within a gross site area of approximately 25 acres. It will be accomplished within three phases of construction providing 2 level town-home apartments over flats, central podium buildings accommodating town-home units and flats atop a grade level parking garage and senior apartments. Accompanying these new rental units will be construction of town-homes for first-time homeowners. In addition to its housing the development's design will incorporate over 15,000 square feet of space for social services and childcare facilities.

A major focus of the housing plan is its creation of a new public park, which consolidates the existing fragmented park sites in the area. It will be bordered by Lion Creek, which is to be restored from its current culverted condition, providing the central amenity to this development.


Hercules Senior Housing

Located on Civic Drive across from the Hercules Senior Center, this project will provide 51 1BR apartment units of affordable senior housing developed by Eden Housing, Inc. In addition to the residents' units, the building will include a Multi-Purpose Activity Room with kitchen, Activity Lounges, a Resident Laundry, Library, a Beauty Parlor, and a 2BR Manager's Unit.


Main Street Family Housing (Nihonmachi Terrace)
, Seattle, WA
This mixed-use development consists of 50 units of affordable family housing in five-story wood-frame construction above a two-story concrete structure comprising a parking garage and commercial space. Located on a steeply sloping site in Seattle's International District, the development takes advantage of the community gardens and park located just to the north, as well as convenient access to employment and transportation.

The dwelling units are arranged around a secure central courtyard, reminiscent of the communal dwelling type known as tu lou in the Fujian province of China. There are 37 family units configured mainly in two-story townhouses stacked two tiers high (four stories total) so that there are no corridors and all bedrooms are assured privacy. On the fifth floor are 13 one-bedroom and studio units intended for seniors, as well as a roof terrace. All units have through ventilation and natural light to all rooms.


UCSF

This development will be provide a 18 unit, 16,000 gsf, 4 story building. Each unit will provide two bedrooms to be rented to single post-doctoral scholars and graduate/professional students.

The development will occupy two side by side lots now owned by the University. Sustainable design practices will be used where possible to ensure the building is safe, energy efficient and environmentally responsible. The design addresses its urban context by blending into the scale and character of the surrounding neighborhood. Much attention has been paid to including the surrounding community in this process.

Meetings have been held where neighbors have been invited to voice any concerns, offer their input and to share in the vision of this development. The 145 Irving Street Project has been conceived, thought out and implemented with the highest regard for the needs of the student, the professionalism and reputation of the university, and its relationship with its neighbors. While this project will not satisfy the entire need of housing for the medical campus, it is an important first step in that direction.
