So many affordable construction milestones in October! We’re working toward opening 500 new, affordable / permanently supportive homes between now and early 2026 in Oakland, Santa Rosa, Castro Valley, and San Francisco.

  1. Groundbreaking for Chinatown TOD Senior Housing (Oakland) – A seven-year effort to master plan and design a healing redevelopment above Lake Merritt BART station culminated in an October 15 groundbreaking ceremony of the first vertical project, the 97-unit, 7-story affordable senior housing, plaza, and restaurant incubator. Kasia, Mike, Marcial, Mikki, and Jeff all contributed to the planning / architectural effort. Developer: EBALDC. GC: Cahill.
  2. Office tour of Mahonia Glen (Santa Rosa) – On October 11, the PYATOK office carpooled to Santa Rosa to visit the nearly complete Mahonia Glen affordable community. Ray R. & Milan oriented colleagues to the project, including its unique townhomes-over-flats format that maximizes walk-up accessibility. The 99-unit, 4.75-acre project has begun move-in and will become fully occupied over the next few months. Developer: MidPen. GC: Deacon.
  3. Foundation Pour at 3050 International (Oakland) – Project client Native American Health Center performed a blessing of t 3050 International as podium construction commented at the beginning of the month. The ceremony infused traditional medicinal herbs and sacred water with the project, including sage (for mental healing), cedar (emotional), sweetgrass (spiritual), angelica root (physical), copal (social), and tobacco (integrity), along with water (existence).  3050 International will create 76 family homes above garage parking and a 13,000-square-foot community clinic for NAHC, and is slated to open in early 2026.   4. Scaffolding Down at Crescent Grove (Ruby St) (Castro Valley) – This affordable and supportive housing project is nestled in a low-density neighborhood along San Lorenzo Creek between Hayward and Castro Valley. As scaffolding comes down we start to see how Crescent Grove will integrate into its community while transitioning to the creek’s riparian zone and public pedestrian trail. The 72 homes for veterans, people with disabilities, people exiting homelessness, and families anticipate opening early next year. Developer: Eden. GC: Roberts-Obayashi.
  5. Crane Foundation at 2550 Irving (San Francisco) –  Construction of 2550 Irving is well underway, with the completion this month of a crane-accommodating foundation for the seven-story concrete building. The project will deliver 90 much-needed affordable homes and community amenities to San Francisco’s Sunset District, and anticipates completion in early 2026. Developer: TNDC. GC: Guzman.
  6. Exteriors Finishing at West Grand & Brush (Oakland) – At the crossroads of Uptown, Downtown, and West Oakland, West Grand & Brush will create 59 family and permanently supportive homes, aiming to mitigate displacement and improve neighborhood health. Scaffolding is starting to come down and give us a peak at the project, which is expected to open next Spring. Developer: EBALDC. GC: Branagh.
  7. Light Steel Framing at East 12th (Oakland) – The JHF construction crew started the first level of light gauge metal framing above the concrete podium at East 12th Street and 2nd Avenue. Some of the project’s 91 apartments will overlook Lake Merritt, once the project is completed in Spring 2026. Dev: EBALDC & The Unity Council. GC: JH Fitzmaurice.
