Paradise Creek is a community-designed neighborhood located on a tidal creek immediately adjacent to a new light rail station.
PYATOK led a community process with the Latino neighborhood to reach consensus on an ecologically-sound and economically-feasible plan to convert the City-owned brownfield site into a public park and a new community of 200 affordable family homes. The development includes creekside pathways, a community vegetable garden, and free-standing community center powered by solar panels.
The project involved a number of innovative strategies for accommodating a mixed-used development in a fragile flood plain including locating residential units over on-grade parking. The contemporary interpretation of Spanish Colonial architecture was encouraged by the neighborhood to reflect the prevailing cultural roots and to create a comfortable fit with the surroundings community.
