PYATOK is working with TNDC and the City of San Francisco to deliver much-needed well-designed affordable housing to the Sunset District. The project will introduce an all-electric building with family-sized apartments, resident amenities, and community resources to a half-acre infill site along the Irving Street commercial corridor. Formerly supporting a credit union and parking lot, the site is ideally suited for transit-oriented homes helping meet a significant demand in the Sunset.
The community-informed project design draws on neighborhood patterns to create a contemporary interpretation of nearby mid-rises. Project massing, bay window stylings, cornice treatment, and texture and color palettes all find precedence within blocks of the site. The building circulation is organized around an open-air ground floor lobby that connects the mid-block main entrance to a verdant rear yard. A rooftop lounge enjoys views of the neighborhood, Golden Gate Park, and out to the Marin Headlands. Ground floor common spaces include a combined kitchen and lounge that open onto the backyard, a vehicular garage, a resident bike room, a community-accessible “storefront” meeting room, and an office serving the recently-formed Sunset Chinese Cultural District. Public art incorporated into the streetscape and facade will celebrate community identity and solidarity.
Among its ambitious sustainability goals, 2550 Irving was an International Living Future Institute (ILFI) Pilot Project pursuing CORE Green Building certification. The project will support a robust photovoltaic system, daylit corridors, and space-efficient puzzle parking with EV charging at every space. The project has utilized California’s Affordable Housing Density Bonus Program (AB-1763) enabling it to exceed zoned height limits and deliver more homes for at-risk San Franciscans.
