El Cerrito Plaza Parcel A-South introduces 100% affordable housing to a half acre of a former commuter parking lot. The project is the first phase of the larger, 8.3-acre El Cerrito Plaza BART transit-oriented development to get entitled for construction.
The six-story building is located immediately adjacent not only to the BART station and elevated rail line but to the Ohlone Greenway pedestrian trail and the intersection of Central Avenue and Richmond Street. Parcel A-South is formatted for modular construction and will include 70 1-, 2-, and 3-bedroom apartments above a one-story concrete podium. Amenities include a residential lobby, community room, manager and service provider offices, mail and parcel rooms, laundry, and vehicular and bike parking.
The design partially encloses a 3,300-square-foot, south-facing courtyard whose on-grade location significantly reduces concrete use in alignment with the project’s sustainability goals. As part of its goal of being a highly transit-oriented design, Parcel A-South will provide 1:1 bike parking and 0.5 car spaces per unit.
